Our service also includes cleaning the property after clearance, draining down all plumbing systems, remedying any security vulnerabilities and even tidying up gardens if required. Subject to the beneficiaries preference for the method of sale, we would commence marketing the property either by Private Treaty or by Informal Tender. Again, you will only have one point of contact throughout the whole process.
For certain types of properties and under particular circumstances, we may advise that we market the property by Informal Tender. Generally, this is done when clients wish to achieve the maximum price for properties that would generate a great deal of interest or if a quick sale is required. The process begins by producing a detailed appraisal, followed by marketing the property intensively for a fixed period of time, with a clearly defined and published end date. The asking price will not be stated, but rather a general guide price will be given. During the marketing period, we would invite prospective purchasers to view the property and put full and final offers in writing; these are called sealed bids. After the end date, all offers are opened at the same time and we will put together a recommendation report summarising all offers – including copies of the actual offers if necessary. This will be submitted to you for your consideration.
We appreciate discretion and confidentiality. As such, some clients may opt to instruct us to appoint secondary agents. With this, you will only ever deal with the two Managing Directors of Pinewood Estate Agents. Whether your property is not in the local area or you wish for us to expand your marketing, whatever your reason: our remit would be to liaise with other local agents on your behalf.
